#4430 budget :p

When planning for a project like what I lovingly call a “partial gut” as a designer you will never be able to maintain a budget that you once thought would be so easy to stay within. A thousand here, six thousand there and before you know it you are looking up plasma donation facilities on Google.
I’ll keep the numbers simple and in retail terms but I planned to do my modest kitchen for less than $40,000.
Once we added some structural work, that fancy arch, the gut of the “loft/sleeping porch” to make a master suite with a barrel vaulted ceiling we are pushing the $80.k mark…. Yikes!
And we don’t even have furniture!
So the blog will continue room by room but will begin to really showcase what I can do on a tight budget!

Vintage ceramic house numbers came. These look just like the vintage numbers on my great grandmothers house in Milwaukee (that I have hung in my office).
So excited.

Also kitchen cabinets get delivered today in the show storm.

Does home staging matter when selling?

When you think about selling your home you think of the list of small items in the home that you have been putting off for years, that squeaky door, holes in walls hidden by strategically placed pictures. But what about the big projects that were missed opportunities to earn some real cold hard cash. When done right small changes and dramatic staging can make all the difference.
A few tips.
1) Enter from the front door as a buyer not a seller. What’s annoying? What glares? Does anything wow you?
It should wow, nothing should be missing or annoy, and only warm fuzzies should be felt.
Do this in all rooms of your home… If all rooms have some issues contact a staging professional.
2) Don’t underestimate the power of clean. Clean cabinet, closets, every nook and cranny. If your not good at it call a cleaning crew. A small investment with a big payoff.
3) It’s not your house anymore! This is a big one… So just because you may not like stripes on walls, drapes on windows, or a chair in that corner it doesn’t matter. The buyer wants to see these things to make them
Idealize living in your home.
4) Make the house look like its ready for a party! Stage the table, place a menu on a chalk board. Make the buyer salivate to not only come to the party but host the party in his/her new kitchen.

#4430 paint, paint, and oh yeah paint.

So Super Bowl Sunday is all about painting at #4430.
Painting ceilings and walls on the main floor… But also the bathroom. I’ve decided to use my grandmothers vintage sewing machine for the vanity in the small bath. It’s a small space so the cabinet will fit great.
I’m thinking cabinet in emerald green… What do you think?
