#4430 paint, paint, and oh yeah paint.

So Super Bowl Sunday is all about painting at #4430.
Painting ceilings and walls on the main floor… But also the bathroom. I’ve decided to use my grandmothers vintage sewing machine for the vanity in the small bath. It’s a small space so the cabinet will fit great.
I’m thinking cabinet in emerald green… What do you think?

4430…D day….

Decisions… Decisions…
If you have ever remodeled your home you know that it’s a daily barrage of decisions small and large. This is why people hire designers, a 3rd party who is paid to think of everything you would forget. Someone to guide you into or out of decisions that give you style and value.
In my own homes I am in an epic battle of style versus value. Design and Functionality meet apparently in the cross section of expensive. Haha!
Today’s decisions included an electrical plan for the master. Of course my plan for the lighting, personal fans to left and right of the bed, and wall sconces caused an excess of not only electrical changes (caused an entire second floor update)
But caused even some structural changes. The center post on the barrel vault was right in the middle…. Where does a fabulous chandelier go in a barrel vault? Center. So this caused a second restructuring of beam. Now you may say why didn’t you have plans and drawings and plan this out. Well… The main level was planned nearly to a T. But the second floor was a last min addition to scope and caused some swift decisions. Be prepared for those…
Ultimately the +\-6k in additional labor and materials will be so worth it.

4430. A Spanglish conversion.

My goal in flip houses will always be to do something unexpected and certainly unique. Follow a design vision and give the buyer an experience. My last house was “Nantucket glam” as I coined it, in fact lots of my projects would suit that name. But here at 4430 a stucco two story I am going for “California Spanish modern”… We already have some cool stucco ceilings (after ripping down false acoustic tile) and I am adding arches around the house in unexpected spots including a dramatic barrel vault ceiling in the sleeping nook of the master bedroom, which will give a Spanish feel instantly in a stucco home.
That combined with dark floors, black cabinetry, white marble, and an overall black and white color scene with small pops of color. I am so excited to have the unveiling.
Now if I can just get to that point…
Certainly by now I am a bit over budget since I have allowed the scope to creep up. And I also didn’t budget the wine and vodka that it would take to live in this house during this extensive of a remodel.
It will all be worth it.

On December 5 I made a step in the direction towards my future and moved into my second home that will be a flip. 2-3 years and what is turning out to be nearly a gut remodel.
An early 1900’s stucco 2 story with the house number 4430; sold to me with 2 bedrooms, a first floor den and second floor family room & sun room (or as they used to be known “sleeping porch”).
When done new baths, kitchen, and 4 bedrooms total.
Creative floor plans and lots of work will turn this home that hasn’t been decorated in 40 years to a modern California Spanish style family home.
